How DeMok and Zendra fit together

DeMok Capital is the investor-facing brand. Loans are originated and serviced through Zendra Lending.

DeMok presents the investment strategy, aggregate portfolio reporting, and investor experience. Zendra supports the lending side of the portfolio from origination through servicing.

Public pages provide aggregate operating information. Confidential offering documents govern eligibility, terms, subscriptions, and the rights and obligations of investors.

What the portfolio is built to do

Produce income from lending

The target cadence is monthly income from interest collected across a diversified loan portfolio, subject to fund performance and available distributable cash.

Hold senior-secured positions

The strategy focuses on loans backed by residential investment real estate, with collateral, lien position, reserves, and recovery rights reviewed at the loan level.

Finance transitional business plans

Loans are generally tied to bridge, rehabilitation, or other short-duration real estate business plans. Actual duration varies by loan and portfolio composition.

All three DeMok partners approve every loan before it funds.

Methodology

How to read the public metrics

Current values appear on the homepage with an as-of date. These definitions explain what each public measure means.

Currently Deployed
Money currently out in active loans. Undrawn renovation holdbacks are tracked separately.
Gross Book Yield
The annualized yield on the loan book before costs, manager fees, and broker fees. It is a top-line portfolio measure, not a realized investor return.
Portfolio LTARV
Total active loan commitments divided by after-repair value. Commitments include funded balances and undrawn renovation holdbacks.
Manager Co-Invest
Partner investment divided by total fund equity. It shows how manager capital is invested alongside limited-partner capital.
Lifetime Originations
The sum and count of original loan amounts in the DeMok book. Paid-off principal is reported separately from interest and fees.
Reviewed Track Record
Default and principal-loss claims appear publicly only when a reviewed value and reviewed-through date are available. Unavailable figures are omitted rather than estimated.
Publishing discipline

Public portfolio figures come from a completed portfolio snapshot and carry an as-of date. If a reviewed figure is unavailable or incomplete, the public site omits it rather than estimating it. Borrower identities, property addresses, loan records, documents, and raw source data are not included in the public projection.
